Victoria Road, West Kirby
This late-Victorian detached villa had been little altered since construction, having been in a one ownership for many years. Our clients required a complete upgrade of the existing fabric, including creating a combined kitchen/dining space, new bathrooms and a large loft extension to make use of the dramatic rooftop views towards the Dee Estuary from West Kirby. They also wished to introduce sustainable, energy-saving measures where practicable.
The project involved whole-house refurbishment, including removal of all existing plaster, adding internal insulation to all external walls and reinstatement with new plaster and decorative mouldings and joinery to match the original. Existing panel doors were re-beaded by a specialist to achieve fire resistance without compromising their appearance and new sash windows installed throughout to match the original design. Designs were prepared for the later introduction of solar panels and a heat recovery system.
Detailed planning consent was negotiated for all alterations to the front elevation, including the two dormer front and rear loft extensions, the former carefully detailed in timber and lead to sit comfortably in the street elevation.
